Project Overview The District of Sechelt is inviting tenders for Phase 3 Remediation of the Municipal Hall and Library, a key civic facility that supports municipal administration and public library services. This phase of work forms part of a broader, multi-phase remediation program intended to address identified building deficiencies and to ensure the long-term performance, safety, and functionality of the facility. The intent of this project is to undertake the required remediation work in a coordinated and efficient manner while maintaining the operational needs of the Municipal Hall and Library to the greatest extent possible. The successful contractor will be responsible for completing the work in accordance with the Contract Documents, applicable codes and standards, and the District’s requirements for quality, safety, and coordination.
The scope of Phase 3 remediation includes construction activities as defined in the tender documents, drawings, and specifications, and will involve work on the building envelope and associated structural elements. Portions of the work may occur within an occupied facility, requiring careful planning, sequencing, and coordination. Proponents are expected to demonstrate experience with similar remediation projects, an understanding of working in public and operational environments, and the ability to minimize disruption to building users and the public.
The key components of the Phase 3 Remediation Work include, but are not limited to, the following: • Removal and replacement of exterior building cladding systems, including associated air and moisture barrier components • Removal and replacement of windows and glazing systems, including flashings and perimeter detailing • Roofing system remediation or replacement, including associated insulation, membranes, flashings, and tie-ins to existing construction • Structural repairs to building elements as identified in the Contract Documents • Associated demolition, temporary works, protection of existing conditions, and reinstatement • Coordination with building operations to maintain safe access and functionality during construction • All related work necessary to complete the project in accordance with the drawings, specifications, and Contract Documents
Through this Invitation to Tender, the District of Sechelt seeks to engage a qualified and experienced contractor capable of delivering the project in a timely, safe, and cost-effective manner, while meeting the District’s expectations for workmanship, risk management, and collaboration.
